This terraced post office with accommodation above has been the subject of a virile out break of dry rot Serpula Lacrymans, the shower in the bathroom at first floor level had been leaking for some time allowing water to pass through the bathroom floor into an old bread oven below, there was hyphae and mycelium (fungal growth) within the bread oven spreading from the bathroom downward into the ground floor and across the first floor into the stairs and landing, a thorough inspection was carried out and a full report and specification for remedial action supplied for submission to the clients insurance company, this was an insured loss as the problem was caused by a plumbing leak.

Survey requested: Flood restoration and remediation
This property was flooded in 2008, it comprises several flats with different owners, repairs were carried out and the property dried down, unfortunately no consideration was given to the possibility of fungal decay after the dry down, moisture contents in hidden built in timbers were ideal for the development of this most serious of wood destroying fungi and the resultant damage caused by the infection had spread into both joinery and structural timbers, a full specification for remedial action was prepared by Bob Massey the management company then used this for competitive tendering purposes.
